Salary: £100,000 - £130,000 + Allowance + Package

Our client is an established North West residential business with a strong pipeline of current and future developments. As the business enters its next stage of growth, it is investing in its leadership, people and operational capability to create a construction function capable of supporting its long-term ambitions.

We're looking for a Construction Director who's been through the journey before. Someone who knows how to strengthen a construction function, build the right team, raise standards and put the structure and discipline in place to support growth. This isn't about inheriting a finished product. There will be challenges to work through, and it will require resilience, energy and determination, but you'll have the backing, autonomy and influence to shape the function and build something meaningful for the long term.

Key Responsibilities:

• Lead the construction function across multiple residential schemes, ensuring safe, high-quality and timely delivery
  * Oversee the full build lifecycle, embedding strong programme discipline and buildability from pre-construction through to completion
  * Work closely with senior leadership to shape construction strategy, sequencing, logistics and delivery models
  * Build, mentor and develop a high-performing construction team with clear standards, accountability and strong site leadership
  * Collaborate with Commercial, Technical and Pre-Construction teams to ensure alignment on programme, cost, quality and risk
  * Maintain rigorous health and safety standards across all sites, ensuring a culture of safe working practices
  * Support early-stage planning and design reviews to ensure efficiency, buildability and commercial viability
  * Drive continuous improvement, implementing systems, processes and ways of working that support growth and operational excellence
  * Represent construction at senior leadership level, contributing to business planning, forecasting and long-term strategy
  * Ensure customer satisfaction benchmarks are met, with a focus on quality, handover standards and aftercare performance

What We're Looking For:

• Proven experience as a Construction Director or Senior Construction Leader within residential development, housebuilding or mixed-use delivery
  * Strong track record of leading multi-site residential construction programmes
  * Evidence of having strengthened, rebuilt or scaled a construction function, rather than simply operated within an established structure
  * A hands-on, energetic leader who thrives in a fast-moving, delivery-focused environment
  * Experience shaping or improving construction systems, processes and delivery models
  * The resilience and determination to work through challenges while keeping sight of the longer-term vision
  * Ability to build and inspire teams, set standards and drive accountability
  * Strong commercial awareness and an understanding of how construction decisions impact programme, cost and quality
  * A collaborative approach, working closely across Technical, Commercial and Pre-Construction functions
  * Someone who enjoys the build, not just the finished product - comfortable with challenge and motivated by creating something meaningful
