Salary: £120,000-£150,000 + Car / Allowance + Package
We're supporting a growing contractor and housebuilder with an established development arm, known for delivering high‑quality residential and mixed‑tenure schemes across the region. The business has successfully delivered several hundred homes in recent years and built strong relationships with partners, funders and local authorities.
Under new ownership and guided by two highly respected senior leaders with extensive experience delivering large‑scale residential and mixed‑use projects across the UK, the company is now entering a new phase of growth. With existing schemes underway, a strong pipeline of units and future plans to deliver larger projects, the business is focused on strengthening its commercial function to support long‑term expansion.

Key Responsibilities:
- Define and lead the commercial strategy across the business, ensuring alignment with financial objectives, delivery programmes and long‑term growth plans
- Oversee all commercial activity across housebuilding, contracting and future PBSA schemes, ensuring robust cost control, forecasting and reporting
- Lead procurement strategy, negotiating contracts with subcontractors, suppliers and consultants to secure best value and maintain quality standards
- Manage pre‑ and post‑contract commercial processes, including tendering, risk management, valuations, cost‑to‑completes and final accounts
- Provide commercial leadership during early design, planning and pre‑construction stages to ensure buildability, cost efficiency and programme certainty
- Work closely with Development, Technical and Construction teams to ensure alignment on budgets, specifications, risk and delivery strategy
- Lead contract negotiation and management, ensuring compliance with legal, regulatory and contractual obligations
- Identify and mitigate commercial risks across all schemes, implementing controls and governance to protect margin and cashflow
- Build, mentor and develop a high‑performing commercial team, setting clear standards and driving a culture of accountability and excellence
- Provide commercial insight and reporting to senior leadership, contributing to business planning, forecasting and strategic decision‑making
What We're Looking For:
- Proven experience as a Commercial Director or Senior Commercial Leader within residential development, housebuilding or mixed‑use delivery
- Strong track record managing commercial functions across multi‑site programmes, ideally including both traditional housing and larger mixed‑tenure schemes
- Deep understanding of procurement, contract negotiation, cost planning, forecasting and risk management
- Ability to build and lead high‑performing commercial teams, setting standards and driving accountability
- Strong financial acumen with the ability to influence business strategy and support growth
- Collaborative approach, working closely with Development, Technical and Construction to ensure alignment and commercial certainty
- Someone who thrives in a growing, evolving environment and is motivated by building a commercial function with modern systems, processes and governance
- Experience supporting business growth, improving commercial controls and shaping commercial strategy
