Residential Apartment Building Concierge

Due to continued growth our client is looking to recruit an experienced and personable Concierge to work in their apartment building, a residential development of 317 apartments in Manchester's Old Trafford area.

Residential Apartment Building Concierge Key responsibilities:

* Deliver the highest levels of customer service to all residents, guests and contractors and be the first point of contact for all queries.
* Ensure high standards of cleanliness and comfort throughout the development, creating a welcoming environment and taking pride in appearance of the building and facilities.
* Work closely with the maintenance and safety teams to ensure that the building is run in accordance with all operational and health and safety protocols.
* Building Patrols, CCTV Monitoring & Safety Checks, resolving any issues efficiently
* Parcel management: To be responsible for parcel deliveries to residents by receiving, safekeeping and issuing of parcels and registered mail.
* Deliver communications to residents through emails, signage and noticeboards, ensuring messages are clear, polite and to a high standard of English and accuracy.
* Rectify any unplanned issues, including directly where required e.g. cleaning issues such as spillages and accidents in communal areas or maintenance emergencies
* Carry out viewings for prospective residents and investors.
* Assist Head Office with property management duties e.g. liaising with tenants regarding their rent account or any problems.
* Key management: manage key holdings and issuing process, ensuring keys are issued to correct personnel and residents, recording signing out and in.
* Assist residents with move-ins and help them to settle into their apartment and building
* Manage the car parking to ensure that everything runs smoothly and resolve any parking disputes.
* Plan, organise and manage resident events, working closely with Head Office marketing and property management teams.
* To give a clear and concise handover at the end of the shift to any follow-on team members
* To co-ordinate, instruct and allow access for services to the building, such as utility companies, refuse collection, deliveries, repairs and maintenance.
* Develop and maintain local knowledge and information resources e.g. travel, entertainment and amenities to assist with residents who are new to the area.

Experience

* Responsibility for the service, cleaning and maintenance of a residential property, hotel, leisure complex or place of work.
* Customer service, including dealing with difficult situations.
* Proficient in the use of Microsoft office packages including Word, Excel and Outlook as well as other databases or booking systems

Desired Qualifications

* ARLA (Association of Residential Letting Agents)
* First Aid & Health & Safety
* Lifting and Manual Handling

Salary and package

* £18,000 - £22,000 per annum depending on experience
* 40 hours per week including evening and weekend work required on a rota basis
