Lettings Manager

We are looking for a commercially focused, target driven and highly motivated Lettings Manager / Lettings Branch Manager to join the exclusive in-house lettings arm of a leading UK property development company. Unlike other lettings companies, the majority of lets are done off-plan without an In-person viewing with properties beginning to be rented ahead of completion and with an average of 100 lets achieved every month.

As Lettings Manager/ Lettings Branch Manager you will be responsible for lettings across two arms of group, you will be the face of their lettings operation, able to lead and motivate a team both in person and remotely - cultivating great relationships with all of the lettings team and the wider business function.

Familiar with working to targets, you will be commercially minded and able to report on the team's progress at all levels of the business in a succinct, straight to the point manner. You will know your numbers like the back of your hand and always be aware of occupancy levels across the portfolio.

Whilst this role is solely focused on lettings, you will work closely with the marketing team and property management team - and understand the importance of a seamless link between all departments.

Key responsibilities

* Managing the lettings team based In Manchester city centre
* Managing an external lettings team based
* Work with all individuals within the lettings teams to constantly Improve In their role
* Working with the CEO to establish achievable targets in line with the business objectives
* To be the face of lettings within the business and work with the other departments to achieve the overall business objectives
* Set the rotas for the lettings team
* Distribute new enquiries to the lettings team and ensure every enquiry Is being actioned and followed up correctly
* Work with the marketing team to devise new campaigns and messages throughout the year to achieve targets
* Report on the progress / success of the lettings team week to week and month to month In line with targets
* Be the voice of the market in key stakeholder meetings to ensure the business Is always adhering to best practices and maximising market opportunities

The ideal candidate for this role will have the following skills and attributes:

* Minimum of 3 years' experience managing a lettings team or lettings negotiators
* Excellent understanding of the Manchester city centre lettings market.
* Experience letting property to an overseas market, doing online / videos viewings, and letting off-plan
* Experience of objection handling and an ability to manage and defuse complaints from applicants
* Outstanding leadership skills with a positive, supportive, and pragmatic management style
* An ability to manage teams both in person and remotely over multiple lettings offices
* A structured and formulaic approach to monitoring the team's performance (e.g. outgoing calls / actioned enquiries / non actioned enquiries / applications etc)
* Good stakeholder management and an ability to be dynamic and multi-task
* A willingness to learn from peers and share knowledge and understanding
* An ability to work on your own and be self-motivated without needing micromanagement
* Great attention to detail and a desire to deliver the best work they possibly can
* A friendly, personable nature with a work hard attitude to get the job done
* Be used to reporting on and exceeding targets
* Be used to reporting back and analysing success - with the ability to offer ideas for improvement and optimisation

Salary: £35K-£42K basic depending on experience + commissions package
